JBL Companies Rebrands and Renovates Southdale Professional Centers

JBL Companies announced a multi-million dollar renovation and rebranding project for two Edina office buildings that it manages on behalf of owner, Thrivent Financial for Lutherans. The Titus Building at 6550 York Avenue South and the 3250 Professional Building on the corner of 66th Avenue West and Xerxes Avenue South are being rebranded and renamed Southdale Professional Centers.  www.southdaleprofessionalcenters.com

The Titus Building will be renamed Southdale Professional Center I and the 3250 Professional Building will be renamed Southdale Professional Center II.

The new name and redesigned contemporary logo reflect the building’s connection to each other and emphasize their desirable high-traffic location. The circles in the logo represent the medical community, business/professional community and the retail & restaurants in the area. The overlapping white space represents the Southdale Professional Centers, in the center of it all.

The buildings, connected with an adjoining parking lot, are adjacent to the iconic Southdale Shopping Mall in Edina and sit just blocks from the Fairview Southdale Hospital and many related health care service providers.

“The Southdale Professional Centers offer a great location for both small business owners and larger businesses that want a branded space for their entire office team,” said Jeffrey Larson, president of JBL Companies. “We also have smaller suites for individual business owners, which can be difficult to find in this location.”

In addition to the name change, both buildings will receive renovations to the exterior, including fresh paint, new entrance awnings, accent bands around the outside, new monument signage as well as landscaping, sidewalk and parking lot upgrades.

“We’re excited to present a new face on this high-traffic commercial corner at the edge of Edina and Richfield,” said Larson. “Just as the iconic Southdale Mall is getting a facelift, we are updating the look of these two high-visibility properties.”

Some interior remodeling changes are already underway. Upgrades include interior design, painting, floor coverings in common areas including hallways and lobbies, new elevator cabs, and the addition of energy-efficient lighting. Building I will also receive improvements to the underground parking. Building II will begin offering build-to-suit lease options ranging from 450 square feet to entire floor tenants, occupying up to 10,000 square feet.

Tenant Representation

The current financial climate has had a serious impact on businesses and commercial real estate. Many tenants are re-examining their space needs and their lease rates in this soft market. Even if your lease has a number of months remaining, many tenants and owners are renegotiating their terms.

If you think it’s time for you to re-evaluate your current rental costs; please consider the following thoughts:

  • Gain the assistance of a professional who knows the market. Your landlord will have professional advice, you should too.
  • Your professional advisor should be able to tell you what is currently available in the market as well as current pricing.
  • It costs nothing to ask. Furthermore, much like the sale of property, the fees for your professional advisor are almost always paid by the owner through a commission.
